TERMS & CONDITIONS
- All Villa Rates are subject to Availability.
- All rates in this contract are including 7% government tax. If provincial or any government taxes are raised within this contract period, the hotel reserves the right to adjust the contract rates accordingly to reflect the change.
PERIOD OF OCCUPANCY
- Check-in time is 15.00 hrs and Check-out time is 11.00 hrs
- The rooms confirmed as reserved will be available for occupation by the guest at the check in time on the date of arrival until check out time on the date of departure.
- On the day of arrival, the electricity meter will be read and photographed
- The electricity meter will be read and photographed on the day of departure.
- The difference is the consumption in kilowatt hours
- The price per KWh is 7 THB
- The electricity price will be deducted from the deposit

- Early check in from 12:00 pm (upon availability) Complimentary
- Early check in from 6:00 am (upon availability) 50% daily rate
- The hotel may allow a late check-out is subject to room availability.
- Late check-out shall incur the following charges (unless specified otherwise in writing by the hotel)
- Room used from 12.00 h to 18.00 h on the day of departure will be charge at 50% of the contract rates.
- Room occupied beyond 18.00 h will be charge at the full contract rates, unless specially specified otherwise in writing by the hotel.
If you do not show up within 24 hours of the check-in day without informing us, the booking will be automatically canceled, and the villa will be re-rented. In the event of a no-show, the reservation fee already paid will be forfeited and is non-refundable.
SECURITY & DAMAGES DEPOSIT
- The security and damages guarantee will be paid on arrival in cash.
- The security guarantee will be refunded on the day of departure in cash, if no damages have been incurred on or in the object.
- There will be a handover protocol.
TERM OF PAYMENT AND CANCELLATION POLICY
- Reservation must be guaranteed by a 50% prepayment at the time of booking. The rest 50% amount must be pay before 30 days of the check-in date otherwise the booking will be cancelled.
- 100% prepayment at the time of booking for Season Nov. – Mar.
- The reservation prepayment is a non-refundable deposit.
- Booking dates changes may be accommodated but are not guaranteed.
We have strict and strong cancellation policy!
No-shows, early check-outs, shortened stays & cancellations of bookings will be charged the full amount of the reservation/booking fee, however we know there will always be unexpected cancellations, so we guarantee a free rebooking of the accommodation for the outstanding amount not for the period of stay.
COMPLAINTS AND REFUNDABLE
Any caused for inconvenience may happen, guest or tour operator must direct inform and acknowledged by management during the guest are in-house, so the hotel can correct the caused for any inconvenient. Hotel will not accept any refundable in case inconvenience may happen, but the guests or tour operators did not inform hotel management during guests in-house. Any complaint and refundable requirement must be sent to hotel in English within 3 months after guests’ departure as well. Hotel will not accept any refundable in cause the report was send to hotel later 3 months of guest departure dates.
